Terms & Conditions

  1. All bookings must be confirmed by payment of a £150 deposit. Submission of the completed Booking Form and deposit shall constitute an offer by the hirer and a contract shall come into existence when we confirm the booking in writing. Once a booking has been confirmed, the hirers will be liable for the full rental fee and payment will be required.
  2. In common with most self-catering accommodation any hirers cancelling their booking within six weeks of the due date of arrival will be liable for the full rental charge. We shall make every effort to re-let the house. In which case there will be no liability for the rental and your deposit will be returned in full.
  3. There is a No Smoking policy within the house.
  4. Hirers are encouraged to take holiday insurance to cover themselves against liability to the owner for the full rental charge.
  5. The balance of the rental is due six weeks before your date of arrival.
  6. The house is normally available from 4pm and ask you to vacate by 10am on the day of your departure . However we do try to be flexible about the times if you let us know beforehand.
  7. The house must be left clean and tidy for the new occupants and the owners reserve the right to charge for any abnormal cleaning that might be necessary.
  8. Hirers will be responsible for the cost of making good any damage to the property during and as a result of their occupation whether caused wilfully or not and of replacing any furniture or equipment that may be damaged or lost. Any breakages must be notified to the owner or their agent acting on their behalf.
  9. The house shall be used for holiday purposes only and the contract may not be assigned by the hirer to any other party without prior consent of the owner.
  10. We unfortunately are unable to accept pets.
  11. The owner shall not be liable at common law or under statute or in any way whatsoever for any loss or damage suffered by the hirer, his/her family or friends for any loss or damage caused to their property including motor vehicles, whether caused directly or indirectly from their being in or around the house or any other part of the owner’s property or from the use of any fixtures or fittings, furnishings or other equipment.
  12. Whilst every care is taken to ensure that all the details shown are correct the owners cannot accept responsibility for errors contained therein or the results thereof.
